ADDENDUM TO ZERO OBLIGATION PREFERRED PRICING AGREEMENT
This document is an addendum to the Zero Obligation Preferred Pricing Agreement and is published on the Dina’s Cleaning Services Inc.’s (“DCS”) website. It outlines additional terms that apply to the services provided by DCS.
Scheduling
- Work Request: You must send any requests for services by email to scheduling@dcscontractors.com at least 72 hours in advance.
- Access: Our team needs access codes for the units. If the codes can’t be provided ahead of time, our team will wait a maximum of 30 minutes to be let in. If not let in, the work request will be canceled, and a no show fee will be charged.
- Emergency Work Requests: For last-minute work requests (within 24 hours), contact our Operations team directly. Field workers cannot approve work requests; use the provided email for submissions.
- After Hours Contact: If you need to reach us after hours or on weekends, call 571-991-6286.
- Purchase Orders and Payment
- Pre-Service PO: If your property requires a purchase order before completing the service, submit a fully executed PO within 72 hours of the work request and at least 24 hours before the service date.
- Post-Service PO: If a PO is required after the service to process the invoice, submit a fully executed PO within 72 hours of receiving the invoice.
- Payment Address: All checks must be payable to: Dina’s Cleaning Services Inc. DBA: DCS Business Service Contractors PO Box 17611 Arlington, VA 22216 If checks are sent to any other address, they will need to be rerouted, incurring a $30 fee per package.
Termination
- Failure to Pay: DCS may terminate the agreement if any invoice remains unpaid for 90 days or longer. You will receive a 2-week notice before termination. If the issue is not resolved within 10 days, the agreement will terminate, and DCS may take legal action to recover unpaid amounts.
- Attorneys’ Fees: If legal action is taken due to default, the losing party will reimburse the winning party for reasonable legal expenses.
- Termination Without Cause: Either party may terminate the agreement or any work request at any time with mutual consent or with 60 days’ written notice.
No Show Fee
DCS will try its best to complete the services as scheduled. If our team can’t perform the services within 30 minutes of the scheduled time due to your actions (like not providing access, materials, or payment), or reasons beyond our control, the work request will be canceled, and you will be charged a “no show” fee of $100. This fee will be invoiced to you directly.
- General
- Notices: Notices under this agreement must be in writing and sent by hand, email (with the subject line “ZERO OBLIGATION PREFERRED PRICING AGREEMENT”), recognized courier, or registered mail to: DCS Business Service Contractors 1100 North Glebe Rd. Suite 1010 Arlington, VA 22201
- Governing Law: The agreement is governed by Virginia law.
- Jurisdiction: Disputes will be handled in state and federal courts in Arlington County, VA.
- Assignment: The agreement cannot be assigned without consent, except to affiliates or successors.
- No Third-Party Beneficiaries: The agreement benefits only the parties involved, not third parties.
- Dispute Resolution: Parties will attempt to resolve disputes in good faith. If unresolved within 45 days, they may take legal action.
This addendum is published on the DCS website and is an integral part of the Zero Obligation Preferred Pricing Agreement.

· Clean liner and door tracks
· Wash and dry drawers and shelving
· Reassemble
· Polish interior and exterior
· Move refrigerator (without tearing vinyl flooring), clean under and around, including baseboards
· Replace refrigerator
Floor
· Clean baseboards
· Sweep
· Remove glue marks and paint drippings without damaging the flooring
· Vacuum up debris if needed
· Mop with mop and glow to shine the floors
Lighting
· Remove light cover
· Clean light cover
· Dust lighting for cobwebs and dust
· Replace light cover
· Switch cover plates
· Clean for dust and fingerprints
Walls
· Dust high for cobwebs
· Clean off any fingerprints (may need magic eraser)
· Clean electrical outlets (remove paint)
Storage Areas

Painting
Painting: Includes baseboards, all walls, crown molding, and all interior doors. Repairs for nail holes, cracks, and small patches exceeding 15 per apartment unit will be charged at $50/hr. Dens and offices are counted as additional bedrooms.
Punch out services: Covered items include minor repairs and touch-ups as outlined in the detailed cleaning tasks.
